A real example from our own rental properties
I rent out several houses in the UK. Each property has two key safes specifically for maintenance and emergency access: one for the people who work directly for me, and a second for the managing agent, their staff and the contractors they appoint.
The managing agent also deals with emergency problems, so having a key safe at the property saves a considerable amount of time, especially out of hours. If a plumber, electrician or other contractor has to attend late at night, they can go directly to the property and be given the code. There is no need to collect keys from the managing agent first and return them afterwards, and the managing agent does not have to organise a physical key handover.
The same system is useful for unplanned visits. Recently, the gas company needed access to one of the properties to check the meter when I was not available. They were perfectly happy to use the key safe to gain access.
The key advantage: the keys stay at the property. Authorised people can be given access when it is actually needed, whether that is routine maintenance during the day or an urgent call-out late at night.
